What is the difference between a modular & manufactured home?

There are many similarities as well as differences between a manufactured & modular home.

Manufactured Home

Meets HUD specifications
Has a metal frame underneath the home
Can be placed on a slab or foundation
Must have complete mechanical & electrical system in house
Changes are very limited to the plans
Is considered movable
Construction can be very similar to a modular if upgrades are optioned in such as 5/12 or 7/12 storage roofs, sheetrock walls, 8' flat ceilings, upgraded kitchens, insulation, etc.

Modular Home
Has wooden framing underneath house
Must be placed on a frost wall or full foundation & can not go on a slab
Can have mechanical & electrical system in house, but typically it is installed on site in the basement to save room in the house
Changes can be made with some limitations or the house can be designed from scratch
Is considered a permanent home much like a stick built
Upgrades are available to help you choose the look & construction you want

How much does a modular home cost?

Modular homes vary in price depending upon many factors, such as: design, materials, size, options, etc...  The ballpark range for modular home pricing of Town & Country Homes is between $60 and $90 per square foot.  This includes the setting of the house on your foundation, Vermont Sales Tax (other states may be different) & crane.  It also may include your kitchen appliances, selected upgrades, and more.

How long does it take to build a modular home?

Probably one of the biggest advantages of purchasing a modular home from Town & Country Homes is the speed at which we can have your new home built and set on your lot.   The time between placing your order and actually moving into your new home is about 6-12 weeks on average.   Try getting that kind of speed with a stick-built home.

   

Do modular homes hold their resale value?

Modular homes hold their resale value and even appreciate in value much like their stick-built brothers.  You don't have to worry about the value of the home decreasing once it is on your lot.

   

What is the process for buying a modular home?

The modular home building and buying process is very simple and straightforward.  The first step is yours.  Before you decide to buy a new home, you need to know where you're going to put the house.  Some people have their land already, some have their eye on a piece of land.  Once this is determined, you are ready to look through our site and contact us to choose the home you want to build.  Don't worry if you don't see one you like as we are able to custom design a home to your specifications using our in-house designer.  Once you agree on a plan, we get pricing for you, usually within 1 week or less.  If the pricing meets your budget and you proceed, we work with your bank or give you a list of banks that work well with us.  After that, we order your home and wait for it to arrive.  Once it arrives, we set the house on your foundation, connect the important things, like electricity, water and sewerage and w/in 1-2 more weeks, you are able to move into your home.  The whole process lasts from 6 to 12 weeks, on average.  That wasn't so bad, was it.

   

Can modular & manufactured homes be built and set during the winter?

As you know, Vermont winters can get very cold.  Even though this is true, the process of actually setting a house can be performed any time of the year.  The thing most affected by weather is the site work that must be done prior to setting your house, such as digging and pouring the foundation.  If this is all complete, the house can be set anytime.  If work is necessary, using today's powerful earth moving equipment can still usually be done during the winter.  So, the answer is, "yes" you can set a modular home during the winter.
